Botswana Stock Exchange Head Office

This state-of-the-art commercial office building is expected to change the Gaborone skyline forever. Nestled in the corner of the CBD on the corner of Nelson Mandela and Julius Nyerere Drive, the 7-floor office building is going to be the Botswana Exchange’s new head office, among other tenants. Taking inspiration from innovative stock exchanges around the world, as well as modern green and sustainable building trends, this building is expected to set the tone for office buildings to come in Gaborone. The building will be managed by advanced building management systems which include IT, waste, water and power optimization. Tredinnick is working with Turner & Townsend and Riberry to make this development possible.

Ramotswa Shopping Centre

The up-and-coming retail centre in Ramotswa is expected to bring much needed access to quality retail outlets in Ramotswa. This development is made up of 5,500 m2 of lettable space with a 2,000 m2 anchor tenant and 16 other supporting shops. This development has been structured with a citizen land-owner, with Tredinnick Property bringing the technical expertise and financial backing to make such a development possible. Tredinnick is working with FMA Architects and ADA Consulting Engineers to make this development possible

80999 Housing Estate

This bespoke development is a high security housing estate for a prominent foreign embassy in Gaborone. The estate is made up of 21 luxury 2, 3 and 4-bedroom townhouses each with their own private parking and garden. The estate also boasts a communal clubhouse with a kitchen and dining area, gymnasium, pool and children’s playground. A secure guardhouse, facilities management office and workshop are the final features of this estate that make it one of Tredinnick’s most unique and magnificent developments to date. The total plot size is 17,000 m2 with a total built area of 5,557 m2, with two of the townhouses being specifically designed for universal or wheelchair accessibility.  Tredinnick is working with KVN Associates and Kille & Dannhauser to deliver this project.

Finance House

Tredinnick has managed the refurbishment of the iconic Finance House building in Gaborone to ensure it is ready of occupancy by a prominent governmental department. The refurbishment includes a full replacement and making good of the interior air-conditioning systems, ceilings, carpets, wall, electrical systems and bathrooms. In addition, Tredinnick is structuring the transaction between the various stakeholders, investors and financiers to ensure the successful delivery of the project. The 5-foor office building comprises of over 5,000 m2 of lettable space.

iTowers

iTowers is the largest project Tredinnick has undertaken to date. Standing at 19 and 28 stories above the ground respectively, the iTowers North and South are not only Botswana’s tallest buildings but truly set the tone for modern development in the country. iTowers is comprised of over 200 sectional title units, with it also being the first buildings in Botswana to truly be of mixed use - combining retail, commercial, residential, and leisure spaces. iTowers remains Tredinnick’s flagship development to date, and is the poster child of what the company is capable of achieving for both its investors and clients.

Bemcoville Apartments

Bemcoville is a multi-residential development complex set in the fast expanding area of Broadhurst, Gaborone. The 67 units form a tidy and modern spacious assembly of studio, one, two and three bedroom apartments and stand-alone houses. This is Tredinnick’s first purely residential development and has been a boundless success. Tredinnick provided development management services to the joint venture sectional title scheme. The housing complex caters for Botswana’s middle and upper income earners, and is complete with modern finishes, pavilion, children’s play area, swimming pool and secured access control. This development has paved the way for Tredinnick to access more multi-residential title schemes in Botswana and abroad.

Cresta Maun

The Cresta Maun Hotel is situated on the banks of the Thamalakane River on the southern side of the Okavango Delta. This African-styled luxury 83 bedroomed establishment is a flagship venue and conference facility for the Cresta Hotel Group and has led to a successful relationship with Cresta and Tredinnick Property. The venue offers facilities for both leisure and business travelers, with various room sizes, a restaurant, swimming pool and two state-of-the-art conference centres that can seat 300 people. Tredinnick provided development management services throughout this development and continue to work with Cresta on future upgrades and developments. Maun offers numerous wildlife activities, as visitors from all over the world arrive in droves to partake in safaris at some of the most incredible game reserves near this Hotel.

Riverwalk Shopping Centre

Riverwalk Shopping Centre is the cornerstone of modern retail in Gaborone. Developed in partnership with the Botswana Development Corporation, Riverwalk quickly gathered momentum and popularity as its success emanated throughout Botswana. It has attracted the biggest commercial tenants both locally and from abroad. Anchor tenants such as Woolworths, Pic n Pay, Mug n Bean and Orange have made this center a popular destination for both local shoppers, socialites and travelers. As a result of its success, Riverwalk has paved the way for numerous modern shopping centers in Botswana in the past two decades. Its business model during development and post construction has made this one of Tredinnick’s most successful retail developments to date.

Rail Park Mall

Rail Park Mall is located adjacent to The Bus Stop in central Gaborone, and has become one of the most popular shopping malls in Botswana. It was developed by Tredinnick in partnership with Botswana Railways, Botswana Insurance Fund Management, ERIS and BR Property Groups and is a flagship development for Tredinnick in its successful relationship with private and parastatal organisations. It was built on the back of the highly successful Bus Stop and is connected by a state-of-the-art pedestrian bridge. The land mark site provides convenient access to modern retail for Botswana’s commuters in and out of Gaborone. The high volume of foot traffic makes it an attractive location for retail outlets and has thus provided investors and shareholders of the project with very attractive returns.

Travelodge, Gaborone

Travelodge is a modern and contemporary hotel with a fresh, energetic and vibrant look. It is designed to cater to the needs of business travelers and leisure travelers on holiday. The hotel has spacious, clean and modern interiors with beautiful back gardens for rest and relaxation. Located just off the Western Bypass in Gaborone’s Block 3, Travelodge is a slick development that offers visitors to the city a trendy and convenient place to stay while getting a respite from the city despite its centralised location. Tredinnick acted as development managers on this project in a joint venture that saw its successful handover to the landowner after construction.

Botswana Power Corporation Property Strategy

Tredinnick was appointed to conduct a full condition report and valuation process  of BPC’s property portfolio, followed by a commercialization strategy for the properties within BPC portfolio. The portfolio includes developed and undeveloped residential and commercial property located all around Botswana. The strategy aimed to unlock long-term development value and annuity income for BPC, whilst reducing their ongoing property maintenance costs
